DUNDY COUNTY RIVER BOTTOM CROP AND RECREATIONAL LAND
LEGAL DESCRIPTION: NW 1/4sec. 16-T1N-R37W Dundy County, Nebraska containing 160+/-acres.
LOCATION: One mile east of Benkelman. South on Chief Street across the railroad tracks, east on RD 705 one mile, turn north 1/2 mile to the south property line.
GENERAL DESCRIPTION: A gravel pit stocked with bass is located in the northwest corner. This corner of the property is close to the Republican River, has numerous trees and the remnants of an old slough that make an excellent deer and turkey hunting area. The balance of the property is sandy loam soils with a high static water level well suited for alfalfa. The entire quarter section lies near level. An L-shaped wind break consisting of three rows of Juniper trees was planted in the south east corner in the spring of 2009. An old house is located on the south property line.
POSSESSION: The buyer will receive full possession on the day of closing.
ASSESSOR INFORMATION: 160 tax assessed acres. 2012 Dundy County real estate taxes were $703.90
FSA INFORMATION: Form 156 EZ shows 161.63 total acres (141.06 cropland). FSA form 578 for 2013 list 4.5 acres wildlife, 65 acres wheat, 4 acres grain sorghum, 7 acres alfalfa, 60.8 summer fallow, and 19.97 acres grass.
